What we unblock in Amersfoort

  • Drain unblocking service in Amersfoort

Blockages in a toilet, kitchen, bathroom or sewer each need a different approach. As a drain unblocking company, we use drain snakes, high-pressure jetting and cameras, depending on the situation.

  • Toilet unblocking in Amersfoort

The blockage could be in the bowl, the soil stack or the underground drain. We find out where the toilet is blocked first, then clear the drain thoroughly.

  • Kitchen sink unblocking in Amersfoort

Grease, coffee grounds and food scraps slowly build up in the kitchen waste pipe until it blocks. We clear the sink and the pipe behind it, and flush it through with high-pressure jetting where needed.

Drain unblocking in Amersfoort: sand in the south, clay in the north

Amersfoort lies where two landscapes meet. To the south and west rises the Amersfoortse Berg, an offshoot of the Utrechtse Heuvelrug ridge, with dry, sandy soil and lots of old trees. North of the centre, the Eemland begins: lower, wetter and with clay and peat in the ground. The river Eem, which starts in Amersfoort, flows in that direction, towards the Eemmeer lake.

The difference is just as noticeable below the street as above it. What we find in the pipes during drain unblocking in Amersfoort depends largely on the ground your house stands on.

Sandy soil: roots and washed-in sand

On the sand of the Bergkwartier, the Leusderkwartier and around the Randenbroek estate, rainwater drains away quickly. So trees send their roots deep and wide in search of moisture, and a sewer pipe with a leaking joint is an easy source. First, fine hair roots push their way in; then they grow into a tangled mass that catches toilet paper and grease.

Then there's the sand itself. If an old vitrified clay pipe is cracked, a little sand washes in with every heavy shower. It settles wherever there's little fall, until the pipe is only half as wide as it should be. With the camera, the engineer can see whether the culprit is roots, sand or both.

Clay and peat towards Hoogland and Vathorst

In the north of the municipality, towards the Eemland, there's more clay and peat in the soil. That ground is softer and slowly compacts. Homes on piled foundations stay where they are, but the garden, the driveway and the pavement sink with the soil, and so does the sewer connection underneath. That creates a gentle dip in the pipe where a layer of water always sits. Anything floating in it settles out. The result is a toilet that flushes more and more slowly, even though nothing unusual has gone down it.

Downpours and an overloaded sewer system

When a lot of rain falls in a short time, the sewer suddenly has to handle far more water than normal. The system then fills up, especially in streets where rainwater and waste water share the same pipe. The water heads for the lowest point it can find: a shower drain on the ground floor, a drain in the utility room or the inspection chamber in the garden. It looks as if your own drainage is blocked, but the cause lies outside your home. If it happens with every cloudburst, a non-return valve in the sewer connection can be the answer.

Sewer unblocking in Amersfoort, from the old canal ring to Vathorst

The city grew in stages, and each stage left behind its own kind of sewer system. If you know which district your house is in, you already have a rough idea of what material lies underground and where the weak spots are.

Inside the singels: Muurhuizen, Hof and Lieve Vrouwekerkhof

The Muurhuizen stand on the remains of the first city wall, and many other buildings inside the singels, the ring of canals around the old town, are centuries old too. Toilets and kitchens arrived much later, often in places where nobody had ever planned a drain. As a result, the pipes take detours, with little fall and lots of bends.

The Hof and the Lieve Vrouwekerkhof squares also have lots of cafés and restaurants, with homes on the floors above. Grease from the kitchens sets in the cold pipe under the floor and narrows a drain that the residents upstairs sometimes use as well. We take care with the high-pressure jetter here, because old clay pipes can't take too much pressure.

Soesterkwartier and Leusderkwartier: around 1900

Around 1900, new districts grew up outside the singels, such as the Soesterkwartier by the railway and the Leusderkwartier south of the centre. Under the front gardens there, you'll often still find clay pipes whose joints have shifted a few millimetres over the course of a century. That may not sound like much, but paper catches on a ridge like that. A tell-tale sign is an inspection chamber by the front of the house that empties slowly after the toilet is flushed, while everything indoors still seems to work.

Kruiskamp and Liendert: walk-up flats from the post-war years

After the war, homes had to be built fast. As a result, Kruiskamp and Liendert have many walk-up flats and other blocks, where households living one above another share a single soil stack. In buildings from that era, a pipe like that is often made of cast iron or asbestos cement. After decades, a rough layer forms on the inside, and grease and soap stick to it. The engineer won't cut open an asbestos cement pipe; they clean it from the inside.

From Schothorst to Vathorst: PVC and rodding eyes

The home zones of Schothorst date from the 1970s and 1980s; Kattenbroek, Nieuwland and later Vathorst are more recent. Here, the pipes are plastic, with a rodding eye or an inspection chamber close to the front of the house, so the engineer can get to the blockage quickly. Age is rarely the cause. What we do find are wet wipes, cat litter and frying fat, and in newly completed houses, sometimes tile adhesive or sealant that ended up in a drain while the house was being finished.

Your drain unblocking company in Amersfoort, whatever the drain

As a drain unblocking company, we do one thing: get water draining away again. Renovating a bathroom or fitting a new tap isn't part of our work. But if your toilet is blocked on a Sunday evening or the sewer connection under the driveway has stopped draining, we'll be there. These are the jobs residents call us for most often:

  • A toilet that won't flush or is about to overflow: toilet unblocking with a drain snake or a compact drain machine.
  • A kitchen drain full of grease and coffee grounds: kitchen sink unblocking, including cleaning the trap and the pipe behind it.
  • Water standing in the shower tray because of hair and soap: shower drain unblocking.
  • Roots, sand or silt in the outside pipe: sewer cleaning with the high-pressure jetter.
  • Unsure about the state of an old pipe: a drain camera inspection shows whether there's a break or subsidence.

Three call-outs we often get in Amersfoort

Some calls about a blocked drain in Amersfoort are very similar. Here are three situations from around the city, and the best thing to do yourself when they happen.

The upstairs neighbours' washing-up water in your shower tray

You live on the ground floor of a walk-up block in Liendert or Kruiskamp, and suddenly there's grey water in your shower tray, even though you haven't used any water yourself. That means the soil stack below your flat is blocked, and water from the floors above is coming up at yours. Ask the neighbours not to run any water for a while, and report it to the VvE (owners' association) or the landlord. The engineer clears the pipe from the lowest rodding eye, which is often in the basement or the storage corridor. Keep the key handy.

A flooded garden inspection chamber in Hoogland after a summer downpour

After a heavy shower, the inspection chamber in the garden is full to the brim. First look at the gullies in the street. If they're full too, the main sewer is overloaded and the water usually drains away by itself once the rain has passed. If the gullies are empty and your chamber stays full, the blockage is between your house and the street. The engineer jets that pipe clean at high pressure and uses the camera to check for a dip or subsidence.

A sink that's blocked after a day of cooking

After a birthday party or the festive season, a lot of grease, rice and sauce goes down the kitchen drain. At first, hot water still carries it along, but further down the pipe it cools and sticks to the wall. The next morning, the washing-up water won't go down. Unscrew the trap over a bucket: if the blockage is there, you'll have it sorted in no time. If it's deeper in the wall, an electric drain machine is the next step.

Who is responsible for which section of the sewer?

When the shower is full of water, nobody is thinking about property boundaries. Afterwards, though, it helps to know which section of pipe belongs to whom, especially in a rented home or a flat.

From your toilet to the property boundary

As a homeowner, you're responsible for the drains inside your home and for the sewer connection on your own property. There's often an inspection chamber or a rodding eye at the property boundary. Beyond that point, under the pavement and the street, the sewer usually belongs to the municipality. Exactly where the boundary lies differs from one municipality to the next. With camera footage, we show which side of the line the blockage is on; if it's on the street side, you report it to the municipality.

Rented home, owner-occupied flat or VvE

If you rent, blockages in shared pipes are usually the landlord's responsibility, while a blocked trap in your own kitchen is often down to you. Your tenancy agreement will tell you for certain. In a block of flats with a VvE, the soil stacks and the collector pipe under the building generally fall to the association. Afterwards, the engineer tells you what they found, so you can pass it on to the right people.

What happens after you call

We're available day and night on 085 333 4698. When you call about drain unblocking in Amersfoort, we first ask where the water is standing and whether several drains are affected at once. That tells us a lot. If only the washbasin is slow, the blockage is usually just below the trap. If the toilet and the shower are gurgling at the same time, the problem lies deeper, often in the soil stack or the sewer connection.

Once you've explained the problem, we give you a price estimate and an expected arrival time. If you agree, a specialist sets off and is usually with you within the hour. On site, they first find where the blockage is, and only then choose between a drain snake, a machine or high-pressure jetting. Afterwards, they'll explain what caused it and how to stop it happening again.

Because the hand-held drain snake, the drain machine, the high-pressure jetter and the drain camera are all in the van, a second appointment is rarely needed.

Rates for drain unblocking in Amersfoort

Unblocking starts at €129, call-out charge not included. For work in the evening, at night or at the weekend, we charge an out-of-hours rate, because it means sending an engineer out beyond normal working hours. For bigger jobs, such as cleaning a long outside pipe or a camera inspection with footage for your own records, you can ask for a quote. The engineer only starts work once you know the price estimate. Customers rate us 5/5 based on 48 Google reviews.

What you can do in the meantime

A blockage often gets worse because people flush or poke at it in a panic. Here's what you can safely do:

  • Don't flush the toilet again if the water is already high in the bowl.
  • Unscrew the trap under the washbasin or kitchen sink over a bucket. The blockage is often sitting right there.
  • Leave drain unblocker and hydrochloric acid in the cupboard. These products attack old pipes and are dangerous for whoever works on the drain afterwards.
  • Check whether the inspection chamber in the garden or by the front of the house is full of water. If it is, the blockage is further along the sewer connection.

Preventing a blockage is easier than clearing one. Let frying fat set and throw it in the general waste, fit a hair catcher in the shower and only flush toilet paper. If you live in an area with large trees, such as the Bergkwartier, have the outside pipe checked with a camera every few years. That way, you'll spot roots before they block the pipe.

Afvoer Ontstoppen works throughout the Netherlands, not just within the municipal boundary. We unblock drains in Utrecht, Apeldoorn and Arnhem too, and in Almere across the Randmeren lakes. Wondering which cities have their own page? Take a look at our location pages.

Questions about drain unblocking in Amersfoort

Roots are growing into my sewer in the Bergkwartier. What can you do?

We mainly see root intrusion at houses with large, old trees in the garden or along the street. The engineer first uses a camera to see where the roots are getting into the pipe. They're then removed with a cutting head on the drain machine, and we flush the pipe clean. If the pipe is cracked, we'll discuss whether a local repair is needed.

How much does drain unblocking in Amersfoort cost?

Unblocking costs from €129, call-out charge not included. If you call in the evening, at night or at the weekend, an out-of-hours rate applies. For bigger jobs, such as a complete sewer clean with a camera inspection, you can ask for a quote. You'll always get a price estimate first, and then it's up to you.

The toilet in my flat in Liendert gurgles when the neighbours upstairs shower. Is that a blockage?

Often it is, or at least the start of one. Gurgling means air and water can't move freely through the soil stack. Sometimes grease and paper have narrowed the pipe; sometimes the vent on the roof is blocked. Don't leave it too long: in a block of flats, a partial blockage usually becomes a complete one at the worst possible moment.

Do you also come out to Hoogland and Hooglanderveen?

Yes, Hoogland, Hooglanderveen and Vathorst are all part of our service area. The newer streets usually have easily accessible inspection chambers, so the engineer can work quickly. In the old village part of Hoogland, the connections are sometimes deeper or under a paved driveway, but the engineer carries the right tools for that too.
