Drain unblocking service in Limburg

Drain Unblocking Limburg

Drain unblocking in Limburg is different work from that in the rest of the Netherlands: here pipes run steeply from hill to valley, loess washes into the inspection chambers in a downpour and old Maas cities stand on marl. Afvoer Ontstoppen is available 24/7 for a blocked toilet, a slow shower drain or a sewer that backs up, from Maastricht, Heerlen and Sittard-Geleen to Roermond, Venlo and Venray. You call, get an assessment and a price indication, and an engineer comes to you with the drain-cleaning machine.

What we unblock in Limburg

  • Drain unblocking service in Limburg

Blockages in a toilet, kitchen, bathroom or sewer each need a different approach. As a drain unblocking company, we use drain snakes, high-pressure jetting and cameras, depending on the situation.

  • Toilet unblocking in Limburg

The blockage could be in the bowl, the soil stack or the underground drain. We find out where the toilet is blocked first, then clear the drain thoroughly.

  • Kitchen sink unblocking in Limburg

Grease, coffee grounds and food scraps slowly build up in the kitchen waste pipe until it blocks. We clear the sink and the pipe behind it, and flush it through with high-pressure jetting where needed.

  • Washbasin unblocking in Limburg

Hair and soap residue build up in the washbasin trap and waste pipe. We clean both and find out why the basin was slow to drain.

  • Drain camera inspection in Limburg

Recurring blockages always have a cause. A drain camera inspection lets you see live whether roots, subsidence or a broken pipe is to blame.

  • Downpipe unblocking in Limburg

Leaves, moss and sand block the gutter, the downpipe or the pipe underground. We clear the whole route, so rainwater drains away again instead of running down your walls.

Limburg: hills, marl and the Maas beneath your drain

Limburg has the hilliest landscape in the Netherlands. In the south, Maastricht, Valkenburg and the villages of the Heuvelland hill country stand on marl and loess, with sunken lanes and steep streets. East of that lies Parkstad, the old mining region around Heerlen, Kerkrade and Landgraaf. Midden-Limburg, with Roermond and Weert, lies lower along the Maas and the Maasplassen lakes, and Noord-Limburg around Venlo and Venray is mostly sandy soil with river clay along the Maas. So the ground differs from one area to the next, and you notice it in your drain: on sand rainwater soaks away, on clay and loess it does not, and on a slope it flows to the lowest point with everything that is loose.

The building history is just as varied. Maastricht and Roermond have town centres with buildings from many centuries, sometimes with marl cellars that pipes run through and alongside. Parkstad has miners' colonies and post-war blocks of flats, built when the mines were in full swing. In Noord- and Midden-Limburg, terraced houses from the 1960s to the 1990s dominate. For drain unblocking in Limburg we therefore look first at the location and the year of construction: a steep vitrified clay pipe in Valkenburg, a soil stack in a block of flats in Heerlen and a plastic pipe in Venray each need a different approach.

Sewer unblocking by area in Limburg

Maastricht and the Heuvelland

In the centre of Maastricht, drains run through centuries-old buildings with cellars cut into marl. Kitchens and bathrooms were fitted in later, with pipes that make many bends and have little fall. The engineer works here with a thin drain snake and a camera, so nothing has to be opened up. In Valkenburg aan de Geul, Gulpen and the half-timbered villages the height difference adds to this: pipes run steeply downhill, and in a downpour mud washes off the slopes into the inspection chambers.

Heerlen, Kerkrade and Parkstad

Parkstad was built on and around the old mines. Miners' colonies of small houses stand next to blocks of flats from the 1960s and 1970s where residents share a soil stack. Ground movement from the mining era has left pipes subsided or kinked here and there, so water stands at a low point and silt builds up. A drain that keeps blocking for no obvious reason is a good reason for a camera inspection in Heerlen, Kerkrade and Landgraaf.

Sittard-Geleen and the Westelijke Mijnstreek

Sittard-Geleen sits on the transition from the hill country to the Maas valley. Sittard has an old centre with narrow streets and old pipes; Geleen was largely built in the days of the mine and the chemical industry, with workers' districts and spacious post-war neighbourhoods. In the higher parts pipes run steeply; in the lower parts near the Maas the groundwater is higher and a house connection (lateral) drains more slowly after rain.

Roermond and Midden-Limburg

Roermond has a historic centre on the Roer and the Maas, surrounded by residential districts and the Maasplassen lakes. Close to the water the groundwater is high, and a pipe that is not properly sealed suffers from groundwater and sand seeping in. In Weert and the villages of Midden-Limburg on sandy soil, blockages usually start indoors: grease in the kitchen pipe, hair in the shower drain and wipes in the toilet.

Venlo, Venray and Noord-Limburg

Venlo is a trading city on the Maas with districts on sand and river clay; Venray is a small town on sand. Both municipalities have many family homes from the post-war decades, with pipes of vitrified clay, PVC or a combination of the two where alterations have been made over the years. A transition between two materials is a place where grease and paper get caught; the engineer locates that spot with the camera and clears the pipe there.

Common situations in Limburg

Mud and loess in the outside pipe after a downpour

On a slope, rainwater takes soil with it. After a cloudburst the inspection chamber in the garden is full of sand and mud, and the pipe to the street silts up. Scoop the chamber out if you can get to it and use as little water as possible indoors until the pipe runs again. The engineer flushes the pipe clean with the high-pressure jetter all the way to the municipal sewer and discusses whether a silt trap or a better grating can limit a repeat.

A block of flats where the water comes up at the bottom

In the flats of Parkstad and the post-war districts of Maastricht, every kitchen and bathroom discharges into a single soil stack. If it narrows at the bottom with grease and soap residue, the residents on the lowest floors notice first: the water comes up at theirs while the neighbours upstairs carry on washing up. In the meantime ask the neighbours to use little water and make sure the cellar or storage corridor can be opened. The engineer clears the soil stack from the lowest accessible point.

A shower drain that runs slowly after a renovation

A new shower channel in an old building in Maastricht or Roermond looks sleek, but sometimes drains badly after only a few months. Often there is sealant or adhesive residue in the drain, or the pipe under the floor has too little fall, especially in buildings where the bathroom is on a floor never meant for one. The engineer takes out the trap, clears the pipe and checks with the camera whether the fall is right.

Drain unblocking service across Limburg

As a drain unblocking company we cover the whole of Limburg, from Eijsden to Mook. The jobs we see most:

  • Hair, soap and limescale in the bathroom: shower drain unblocking, including cleaning the gully and the pipe behind it.
  • Grease and food waste in the kitchen: kitchen sink unblocking beyond the trap, so the blockage does not just sit a metre further along.
  • Mud, silt and roots in the outside pipe: sewer cleaning with the high-pressure jetter, including on steep pipes in the hill country.
  • Finding subsidence, kinks and cracks: a drain camera inspection shows what is happening underground before anyone digs.

Who is responsible for which part in Limburg?

As the owner of a home you are responsible for the drains in the house and for the pipe on your own land, usually up to the inspection chamber or rodding point at the boundary. Beyond that the sewer is as a rule the municipality's. In a block of flats in Heerlen or a subdivided building in Maastricht the soil stack and shared drain come under the owners' association (VvE) or the landlord. If you rent, the landlord is usually responsible for the pipes, while a blockage caused by your own use is often at your expense. The water board manages the streams and the surface water that the sewer discharges into in heavy rain, and the municipality the gullies and the main sewer in the street. Afterwards the engineer tells you where the blockage was, so you know who to report it to.

Questions about drain unblocking in Limburg

After every heavy downpour the inspection chamber at my house in Gulpen is full of mud. Why is that?

In the hill country, rainwater carries loess and mud down the slopes to the lowest point, and that is often your garden or street. Sand and clay settle in the chamber and in the pipe beyond it, which silts up a little more each time. The engineer flushes the pipe clean with the high-pressure jetter and checks whether a silt trap or a grating on the chamber can limit a repeat.

What does drain unblocking in Limburg cost?

You pay from €129 to clear a blockage. The call-out charge is not included in the starting price and is added separately. In the evening, at night and at the weekend an emergency rate applies. For bigger jobs, such as cleaning a long, steep outside pipe in the hill country or a soil stack in a block of flats in Heerlen, you can ask for a quote. You always hear the price indication before the engineer starts.

My drain in Kerkrade keeps blocking again and again, even though I put nothing wrong down it. What could the cause be?

In the old mining region it happens that pipes have subsided or kinked because of ground movement in the past. Water stands at a low point like that and silt builds up, so the pipe silts up time after time. A camera inspection shows exactly where the kink or subsidence is and how serious it is. Then you know whether cleaning is enough or whether a section of pipe has to be repaired.

I have a flat in Maastricht and the kitchen sink and the shower are both draining slowly at the same time. What does that mean?

If several drains in the same home run slowly at once, the blockage is not in a trap but further along, in the building's shared drain or soil stack. If the neighbours below you are affected as well, that is almost certainly the case. Report it to the owners' association (VvE) or the landlord and call us; the engineer clears the pipe from the lowest accessible point and then checks all the connections.
